The character

Hampton Lake is the Lowcountry's lake community — a gated, all-ages neighborhood in Bluffton built around a large freshwater recreational lake rather than a golf course, which is exactly what sets it apart from almost everything around it, its golf-and-marsh neighbors included. The lake has grown with the community to 227 acres, with some 15 miles of shoreline and 7 miles of navigable waterways inside a community of roughly 900 to 1,000 acres. It isn't scenery you drive past: residents boat, paddle, and fish on it, and the whole plan bends toward the water instead of the fairway — a design that earned it the BALA "Best Community in America" award in 2008 and a "Best Lake Community of the Year" honor in 2016.

Daily life orbits the nationally acclaimed Lakeside Amenity Village — anchored by The Lake House clubhouse and The Boat House — where a community fleet of electric Duffy boats, a pontoon, skiffs, kayaks, and canoes launches onto a deliberately low-horsepower lake. Resort pools, a lazy river, Fitness Central, tennis, and pickleball sit a few steps from Backwater Bill's lakeside restaurant and bar, and the newer Parkside Amenity Center adds Crystal Lake — a roughly four-acre Caribbean-inspired lagoon with a white-sand beach, turquoise water, and tiki huts. Developed by Reed Development and opened in 2005, it's a newer community — most homes are recent new-construction or recent resales — which is exactly the kind of low-mile, move-in-ready inventory the certified-turnkey model reads best.

Life here

  • A 227-acre freshwater recreational lake at the heart of the community — 15 miles of shoreline for boating, paddling, and fishing
  • The Boat House and a community fleet — electric Duffy boats, a pontoon, skiffs, kayaks, and canoes — on a low-horsepower lake (private boats capped around 25 hp, no wake boats)
  • Resort pools — a family lagoon (Adventure Lagoon) with a lazy river, an adults-only pool, and a kids' splash pad
  • Fitness Central, tennis, and pickleball, plus miles of walking and nature trails
  • Backwater Bill's lakeside restaurant, the Dog Paddle Park, and The Outpost — a campground on an island in the lake

Best for

  • Buyers who want lake and water recreation and resort amenities over golf — with an equity golf membership available next door at Hampton Hall for anyone who still wants it
  • Families and active households — it's an all-ages community, not 55+, with a playground, a kids' splash pad, and the "Fish Tales" children's clubhouse
  • Second-home and full-time buyers drawn to newer, move-in-ready construction

Home styles

Lowcountry-style custom and semi-custom homes and coastal cottages — deep porches and metal roofs in the regional vernacular — set on lake-frontage, lagoon, and wooded homesites, most of it newer new-construction and recent resale.

Dues

$5,180 / year

Reported — confirming Source: Collins Group Realty POA fee guide (dated 3/2/2026) and Simply Grand Properties Bluffton HOA fees (updated 7/7/2026) — two independent 2026 fee guides agree

2026 figure. Runs high for the region because the full amenity load — the 227-acre lake, the Lakeside Amenity Village, resort pools, Fitness Central, tennis, pickleball, and ~9 miles of trails — is bundled into the POA, with no separate golf club to join. Dues rose ~14% year-over-year recently; re-pull annually.

Transfer / at closing

Community enhancement fee: $15,000 or 3% of the purchase price (whichever the schedule applies), plus a $150 admin fee and an $875 capital / new-construction fee

Who pays varies Reported — confirming Source: Collins Group Realty POA fee guide (3/2/2026) and Simply Grand Properties Bluffton HOA fees (7/7/2026) — both agree on the $15,000-or-3% enhancement fee, $150 admin, and $875 capital fee

On a ~$700K home, 3% is ~$21,000 — the fee can substantially exceed the $15,000 floor. Confirm the exact trigger (some schedules apply the greater of the two) on a live estoppel / resale certificate.

What the dues include
  • Included: Gated security / patrol
  • Included: Roads & common areas
  • Included: Common-area landscaping
  • Included: Amenity access

The POA bundles the full amenity load — the 227-acre lake, the Lakeside Amenity Village (The Lake House and The Boat House), resort pools, Fitness Central, tennis, pickleball, and ~9 miles of trails — plus common-area upkeep and a 24-hour manned gate. There's no separate golf or amenity club; it's all in the dues.
