The character
Sea Pines is where the modern Hilton Head began. Charles Fraser laid it out in the 1950s as one of the country's first environmentally-planned resort communities, and that founding idea — build around the live oaks, not through them — still defines the place. Homes tuck under the canopy; the beach, the forest preserve, and Calibogue Sound hold the edges.
It's anchored by Harbour Town and its candy-striped lighthouse, home to the RBC Heritage each spring, and threaded with miles of leisure trails that make a bike the most natural way to get around. The result reads less like a subdivision and more like a small, self-contained coastal town.
